Rental inspections are a very time consuming task that many municipalities, like yours, struggle to keep to stay current. The first inspection that might come occurs for the move-in stage. Tenants will take part in this as well, and it will all be documented. The reason landlords want these inspections is so they can be assured that the tenant can never take them to court and say they were provided substandard rental property. Anything found during the move in inspection should be noted and signed off on by the landlord and the tenant.
Landlords want their investment protected, which is why they’ll ask for routine inspections of the property. Some will request this every three to six months. The main reason for this inspection is to find issues that are caused by the tenant. Pictures should be taken to support evidence and everything should be thoroughly documented. The tenant will need plenty of notice before the rental inspection, as is their right.
A less intense inspection has been labeled the “drive-by inspection” due to its unobtrusive nature. You won’t need to notify the resident(s) that you’ll be swinging by – you’re just doing a scan of the grounds and the outside of the structure – looking for any signs of wear or damage that needs to be addressed.
Just as important as the move-in inspection is the move-out inspection. This is the landlord’s chance to catch damages that need to be atoned for, perhaps through the security deposit. It’s important to include the resident in this inspection so they can answer to any damages that might have been incurred during their residency. Full documentation should be taken during this inspection as well.
